Development partner wanted for £750M Swansea regeneration


A development partner is being sought for a £750M regeneration project in Swansea.

The regeneration partner would work alongside the council to regenerate several sites around the city (see table below for full breakdown).

Improvements include building a riverfront residential site with a bridge, installing a sea-facing promenade at the city’s marina and building a 20,000m2 office and leisure hub.

More information in the form of a prior information notice will be made available via the Official Journal of the European Union within the next 48 hours.

Swansea Council leader Rob Stewart said: “This is a once-in-a-generation opportunity for a partner to work with the council to deliver major regeneration for Swansea city centre and key strategic sites nearby.

“Our exceptional private sector partner will help us implement an enormous programme of investment and change for the good of Swansea in the near future and for our city’s future generations.

“At this time we’re exploring market interest in the proposition and I’m confident that we’ll get good quality inquiries.”

Expressions of interest are to be made to the council by 6 May. The council is happy to discuss the proposal with interested parties before this date.

A mixed use scheme based on 20,000m2 office hub for public sector identified occupiers and leisure and retail uses.

Oxford Street School Site

An office led mixed use scheme.

Civic Centre Site

A significant seafront site for mixed use development, looking out over Swansea’s world famous bay.

Hafod Copper Works

Historical site with opportunity to create a major leisure destination building on existing projects in delivery a whisky distillery and cable car (both with identified operator/investors)

St Thomas Station Site

A major riverfront residential led mixed use scheme.

Sailbridge Site

A riverfront site with bridge that links the City Centre to SA1.

Site 9 Swansea Marina

Sea-facing site on the promenade at Swansea Marina proposed for residential and commercial uses.

Other sites

The council has a range of additional sites, and would consider adding or subtracting sites into the proposed JV agreement over its term.
