Is that price right?

It is interesting to compare the cost per square metre of two prestige projects in NCE last week:

 Karachi Port Tower: total floor area of 220,500m2, cost £200M plus, so some £910m2.

 Exhibition Road, London: total area of 16,250m2, cost £40M, so some £2,460m2.

Apples and pears? Yes, but the cost of the re-paving looks poor value. What else is included in the shared space works to justify this price?
